Rent collection software that pays owners automatically.
Auto-debit rent from the tenant’s bank via PayTo, land it in trust, and settle the owner and your agency in one cycle — no chasing, no manual disbursements, no Monday reconciliation.
The problem with manual rent collection
Chasing late rent every week
Manual transfers, missed payments and "did the rent come in?" follow-ups eat your week and put owner payouts at risk.
Disbursement maths by hand
Split each receipt into the owner's share and your management fee, deduct outgoings, then pay everyone out — for every tenancy, every cycle. One slip and an owner is short.
Failed debits break the books
An NSF or recalled payment throws your reconciliation out and the owner statement no longer ties — usually discovered weeks later.
How InvestorJoint automates it
PayTo auto-debit from the tenant's bank
Rent is pulled directly from the tenant's nominated bank account on the schedule you set (weekly, fortnightly or monthly) — modern, bank-native, and far cheaper than cards.
Stripe auto-debit + settlements
Prefer Stripe? Auto-debit and Connect settlements are built in as an alternative rail, with the same automatic owner + agency split.
Auto-split owner + agency in one cycle
On settlement day the receipt is split into the owner's net share and your management fee, and both are disbursed automatically — no spreadsheet, no manual transfers.
Automatic owner payments
Owners are paid to their nominated account every cycle, and see the receipt, fee and net on a live owner statement — no PDF to email.
Reversal + partial-payment netting
NSF, recalls and partial payments are handled automatically — reversals net against the next cycle so the books always tie out.
Owner-protection floor on deductions
A configurable floor ensures deductions never push the owner's payout below your agreed threshold — protecting the owner and you.
Into trust, with a full audit trail
Every receipt lands in trust with a sequential receipt and a complete GL posting — so rent collection and trust accounting are one connected flow.
Common questions
How does automated rent collection work?
Rent auto-debits from the tenant's nominated bank account via PayTo (or Stripe) on the cycle you set, lands in your trust account, and settles automatically — the owner's net share to their account and your management fee to the agency — all reconciled on the owner statement.
What is PayTo and why use it for rent?
PayTo is Australia's modern, bank-account-based direct-debit rail. The tenant authorises a mandate once; rent then pulls automatically each cycle. It's faster to settle and far cheaper than card payments, with no stored card to expire.
Does the tenant have to do anything each month?
No. The tenant approves the PayTo mandate (or Stripe debit) once at setup; after that rent is collected automatically every cycle. They can view their lease and payments in the tenant portal.
How quickly does the owner get paid?
The owner is paid automatically on each settlement cycle once rent clears into trust — no manual disbursement run. The owner statement shows exactly what was received, deducted and paid out.
What happens if a rent debit fails or is reversed?
Failed (NSF) or recalled debits are handled automatically — the reversal nets against the next cycle and the owner statement stays reconciled, so a bounced payment never silently breaks your books.
Is the rent held in a trust account?
Yes. Collected rent lands in your trust account with a sequential trust receipt before it's disbursed — rent collection and trust accounting are the same connected workflow.
