Brisbane vs Gold Coast Investment Property: 2026 Outlook
A sourced comparison of Brisbane and the Gold Coast for investors, using dated October 2026 data.
The bottom line: which market suits your 2026 strategy?
Brisbane and the Gold Coast are often bundled together, but they are different decisions for an investor. Brisbane has been one of the stronger capital city markets over the past year, yet it has turned sharply in recent months. The Gold Coast sits in a different price and rent bracket, with its own transport and Olympic story. The right choice depends less on the headline suburb and more on the structure that will own the property, because Queensland land tax, transfer duty and borrowing rules all interact with the entity you buy in.
This post sets out the figures we could verify against published sources, dates every number, and flags where a figure is missing. Where we could not find a reliable published Gold Coast number, we have left it out rather than guess. This is general information, not financial advice.

Where Brisbane prices sit now
Cotality's Home Value Index, released on 1 October 2026, reported that Brisbane dwelling values fell 1.5% in September, the sharpest monthly fall among the capital cities. Values were down 4.7% over the quarter but still up 5.9% over the year to 30 September 2026. Cotality reported Brisbane's median dwelling value at $1,048,880, with houses at $1,146,078 and units at $834,627. Brisbane dwelling values were 5.4% below their May 2026 peak.
Nationally the picture is a cooling one. Cotality reported that national dwelling values fell for a sixth straight month and that home sales over the past three months were 19.1% lower than a year earlier. Brisbane recorded the biggest drop in sales volumes of any capital, down 27.2% on a year earlier. Capital city homes were taking a median of 39 days to sell, compared with 23 days a year earlier.
For an investor, that means the strong 12-month growth figure is looking backwards. The latest quarter is negative, and slower sales mean you should budget for a longer wait to exit if you need to sell. Run your own numbers in the rental cashflow calculator using a price you could realistically transact at today.
Gold Coast prices: what we could and could not verify
Cotality's headline index does not break out the Gold Coast separately from the rest of regional Queensland, and the Gold Coast figures that circulate online differ widely by source and date. We could not find a single reliable, dated Gold Coast median from a primary publisher, so this post does not quote one.
If you are weighing the two cities, pull the latest Gold Coast median house and unit prices from the Real Estate Institute of Queensland's quarterly market monitor, Cotality or PropTrack, and note the date next to each number. Compare like with like: a council-area median mixes beachfront apartments with outer-suburb houses, which is rarely the property you would actually buy.
Rental yields and vacancy
Cotality reported gross rental yields for Brisbane as at September 2026 of 3.4% for houses, 4.2% for units and 3.5% across all dwellings. Yields are a snapshot that moves with both rents and prices, so a falling price with steady rent lifts the yield.
Vacancy depends on who measures it. SQM Research reported Brisbane's vacancy rate at 0.9% in July 2026, unchanged from July 2025, with advertised rents up 8.3% year on year. Cotality reported Brisbane's vacancy rate at 2.1% in September 2026, with the national rate at 2.0%, up from a record low of 1.5% in February 2026. The two publishers use different methods, so compare each series with its own earlier readings rather than against each other. The direction in Cotality's data is that rental markets are loosening from very tight levels.
We did not find a dated primary-source Gold Coast yield or vacancy figure, so none is quoted. Before you rely on a yield for borrowing or cash flow, confirm it against the specific suburb and property type, and test it in the negative gearing calculator.
Interest rates and borrowing
Check the Reserve Bank of Australia's current cash rate target at rba.gov.au before you model any loan. The rate matters more to a leveraged investor than a one-point difference in yield between suburbs. APRA confirmed in a media release on 28 May 2026 that the mortgage serviceability buffer stays at 3 percentage points, so lenders still assess you at 3 points above the actual loan rate.
Use the borrowing capacity calculator to see how a second Queensland property changes your serviceability, and stress your cash flow against a higher rate than today's.
Infrastructure and the 2032 Olympics
Cross River Rail
Cross River Rail is not open. A Queensland Government statement of 20 December 2025 said the first passenger services are expected in 2029, and put the final cost at $19.041 billion. Any claim that it already shortens trips between the CBD, South Bank and Woolloongabba is premature. Treat price effects near the new stations as uncertain until trains run.
Gold Coast light rail and the M1
Stage 3 of the Gold Coast light rail opened to passengers on 9 August 2026, extending the line 6.7 kilometres from Broadbeach to Burleigh Heads with eight new stations, according to a Queensland Government statement of 7 August 2026. Stage 4, from Burleigh Heads to Coolangatta, is not proceeding for now: as reported by InDaily and described on the Transport and Main Roads project page, planning was stopped in September 2025 after a review, with the government favouring bus improvements in the southern Gold Coast ahead of 2032.
The M1 Pacific Motorway upgrade between Varsity Lakes and Tugun is listed by Transport and Main Roads as finished, with construction completed in November 2025 at a reported cost of $1.5 billion. It is no longer an upcoming catalyst.
Brisbane 2032
The Queensland Government's Brisbane 2032 master plan identifies 37 competition venues, of which 22 are in Brisbane and 6 are on the Gold Coast, and says 84% are existing or temporary. A state draft legacy plan for the Victoria Park precinct describes a 63,000-seat main stadium and a future athletes village at the Brisbane Showgrounds that later becomes housing. Venue plans have changed more than once, so check the Queensland Government site for the current master plan before you rely on a specific precinct.
History suggests being cautious about an "Olympic premium". Whatever the Games add to demand is already visible in current prices and is, in any case, a forecast rather than a fact.
Population
The Queensland Government Statistician's Office reported that Brisbane (C) had 1,375,301 residents and the Gold Coast (C) 691,230 at 30 June 2025. During 2024-25 Brisbane grew by 21,464 people and the Gold Coast by 11,944, two of the three largest increases of any Queensland council area. Population growth supports rental demand over time, but it does not guarantee price growth, as the recent fall in values shows.
Transfer duty and land tax in Queensland
Transfer duty
The Queensland Revenue Office's general rates are nil up to $5,000, then $1.50 per $100 over $5,000 up to $75,000. From $75,000 to $540,000 the duty is $1,050 plus $3.50 per $100 over $75,000. From $540,000 to $1,000,000 it is $17,325 plus $4.50 per $100 over $540,000. Above $1,000,000 it is $38,025 plus $5.75 per $100 over $1,000,000.
Applying that scale, a $750,000 purchase attracts about $26,775 in transfer duty, a $900,000 purchase about $33,525 and a $1,000,000 purchase $38,025. These are investor (non-concession) calculations before any other costs, and you can run your own figure in the Queensland stamp duty calculator. The same scale applies in Brisbane and on the Gold Coast.
Foreign buyers pay more. The Queensland Revenue Office states that additional foreign acquirer duty of 8% applies to acquisitions of residential land by foreign persons, including companies and trusts.
Land tax
Land tax is charged on the total taxable value of your Queensland land at midnight on 30 June, and it aggregates across your holdings in the same name. Taxable value is not the purchase price, so a $950,000 house may carry a much lower taxable land value.
For individuals, the Queensland Revenue Office lists a threshold of $600,000. Tax is nil below that, then $500 plus 1 cent per dollar from $600,000, then $4,500 plus 1.65 cents per dollar over $1,000,000. For companies and trustees, the threshold is $350,000, with $1,450 plus 1.7 cents per dollar over $350,000 up to $2,250,000. On $1,000,000 of total taxable land value, that is $4,500 for an individual and $12,500 for a company or trustee. Foreign companies and trustees of foreign trusts also pay a 3% surcharge on taxable land valued at $350,000 or more.
The practical point: the entity that holds the land changes both the threshold and the rate, so model land tax before you choose between personal name, trust or company. Check the Queensland Revenue Office's current rates and exemptions, or ask your accountant, before relying on any structure to reduce land tax.
Ownership structures: what to check
We have deliberately not repeated general claims about trust, SMSF and company tax outcomes that we could not verify against the Australian Taxation Office today. Instead, here are the questions worth answering with your accountant before you buy in either city.
- Personal name: the higher individual land tax threshold ($600,000) helps, but the income and any capital gain are taxed at your marginal rate. Compare outcomes in the trust vs personal calculator.
- Trust: trustees are liable for land tax from $350,000 of taxable value rather than $600,000. Confirm the rules for your trust type and the deed's distribution powers.
- SMSF: borrowing and property rules are strict, including the sole purpose test. Lender policies differ on postcodes and high-rise stock. Read the SMSF guide and get specialist advice before signing a contract.
- Company: companies use the $350,000 land tax threshold. Confirm with your accountant which tax rate applies to the company's income and how capital gains are treated.
Use the depreciation calculator to estimate deductions, and ask a quantity surveyor to confirm what you can claim on the specific property, because eligibility depends on the property's age and when you acquired it.
Exit planning
Capital gains tax timing, sale costs and your structure all affect what you keep. Model a sale under different timing and entity assumptions in the hold vs sell calculator, and confirm the capital gains tax event date for your situation with your accountant.
With Brisbane sales volumes down 27.2% on a year earlier and capital city homes taking a median of 39 days to sell as at September 2026 (Cotality), plan for a slower exit than the past few years suggested.
Frequently asked questions
What is the Brisbane house median right now?
Brisbane's median house value was $1,146,078 at 30 September 2026, as reported by Cotality. Brisbane dwelling values fell 1.5% in September, were down 4.7% over the quarter and sat 5.4% below their May 2026 peak. They were still up 5.9% over the year, so check the latest monthly release before deciding.
How much stamp duty do I pay on a Queensland investment property?
Transfer duty on a $750,000 Queensland purchase is about $26,775 under the Queensland Revenue Office's general rates, and $38,025 on $1,000,000. Foreign buyers pay an extra 8% additional foreign acquirer duty. The scale is identical in Brisbane and on the Gold Coast, so only the purchase price changes your bill.
When do land tax thresholds apply in Queensland?
Individuals become liable for Queensland land tax when total taxable land value reaches $600,000, while companies and trustees are liable from $350,000, according to the Queensland Revenue Office. Taxable value is measured at midnight on 30 June and is not your purchase price. Foreign companies and trusts also pay a 3% surcharge on taxable land valued at $350,000 or more.
Is Cross River Rail open yet?
No, Cross River Rail is not open yet. A Queensland Government statement of 20 December 2025 said the first passenger services are expected in 2029, with a final cost of $19.041 billion. Because opening has moved before, treat price effects near the new stations as uncertain until trains are actually running.
What this means for your portfolio
Choosing between Brisbane and the Gold Coast isn't binary, and many investors hold both. What the verified numbers show right now is a Brisbane market that is still up on the year but falling month to month, a borrowing-cost picture you should confirm against the RBA's current cash rate, and a land tax and duty regime where the entity you buy in changes your costs.
InvestorJoint is built around entities, so you can keep each trust, company or personal holding's income, expenses and documents separate and see them together when you review the portfolio. That helps you track land tax exposure by entity across several Queensland titles and gives your accountant a cleaner set of records at tax time. It does not replace advice, so confirm thresholds with the Queensland Revenue Office and your accountant. See pricing for plans.
Before you commit, run stamp duty for each purchase in the stamp duty calculator, stress your repayments in the borrowing capacity calculator, model five years of cash flow, and review land tax each June. Prices, rents and rates all move, so recheck the dated figures above before you act. This is general information, not financial advice.
